How We Build
Modular Homes (Pre-Fabs)
- Built to conform to all state, local or regional building codes (i.e., UBC, NEC, UMC).
- Built specifically for a basement or crawl space.
- Built in a controlled environment where no moisture touches the structure until finished.
- Many styles to choose from…rambler, bi-level, tri-level, quad sections, 1 1⁄2 story, 2 story…you can even design your own.
- Usually less expensive per square footage than a site built home and modulars have the same longevity as its site built counterpart, increasing in value over time.
- Plumbing & heating are done on site.
- Modular Home financing is the same as site built homes…same interest rates!
Manufactured Homes
- Also known as mobile homes, sectionals, double-wide, triple-wide, & single-wide.
- Built according to the state construction standards act of 1976, known as HUD code.
- Built in a controlled environment on a non-removable steel frame.
- Self-contained home with a furnace, water heater, ducts & plumbing all on the main floor.
- Manufactured Homes are installed on frost piers, engineered slabs, or basements.
- Generally less expensive than modular homes.
How We Build
- 40 lb. snow load roof
- In floor heat duct crossover.
- Triple 2x6 header on all window openings over 30" wide.
- Double 2x6 header on all exterior doors.
- 2x6 side and end wall studs 16" on center, featuring a thick blanket of R-19 Owens Corning insulation.
- Double 2x6 header on all 30" window openings.
- Multi-leaf spring system on certain homes reduces the effect of "road shock."
- The only pre-drilled and screwed floor system in the industry with double thick floor at seams. (An 80x28 home with screws used at seams has 39 tons more holding power than an equal number of staples).
- Oriented strand board sheathing to add extra structural strength to sidewall and end wall.
- Triple sealed roof edge to prevent water penetration at eaves.
- Steel strapping in addition to screws used to secure roof trusses to sidewall studs.
- Steel strapping from sidewall to floor.
- 2x6 floor joists 16" OC with steel strapping to wall studs. 2x8 floor joists on all 32 wides.
- Engineered 40 lb. roof truss with steel plate connectors at critical joints.
- The addition of steal strapping along roof to wall intersections provide 6 tons of additional uplift resistance above that provided by screwed connection alone in an 80' home.
- Trusses sit on ledge board which is mechanically fastened and glued to ridge beam and doubles connector strength of trusses to ridge beam over screwed connection alone.
- Triple 2x6 plus laminated plywood header above patio door.
- 3/8"x9" carriage bolts through floor to frame.
- All interior load-bearing walls screwed to roof truss and floor
